Certificate of Occupancy


In the City of Valley Park, all housing units must be inspected and certified for compliance with the Valley Park Housing Code before they can be sold or occupied by a new resident. New occupants are required to obtain an Occupancy Permit before taking up residency in any house, condominium or apartment. Garage Sale Permit

For the convenience of our residents we are making the
Garage Sale Permit Application available on line. After completing this application please mail to City Hall at 320 Benton Avenue St Valley Park MO 63088 or fax to (636)225-0643 for approval. If you are mailing the application please allow 1 week when planning your sale.

Building Permits
 
Building permits are required for all kinds of construction, including room and garage additions, tool sheds, fences, decks, and swimming pools. Before beginning on any of these items, it will be necessary that a building permit be applied for and obtained. There are many items which do not require a permit. Please see the list at the bottom of this web page.

FINISHING YOUR BASEMENT DOES REQUIRE A PERMIT!

In most cases you will also have to obtain mechanical, electrical and plumbing permits through St. Louis County. Finishing your basement can increase the comfort and value of your home. With the assistance of the Valley Park Community Development Department, you can make sure that your project is done in a safe and code-compliant manner.

At some point in the future, should you want to sell your house, it will have to be inspected and approved by the City of Valley Park. If you did not get a permit for a basement finish, you will have to obtain a building permit and approval before the house can be sold. This may mean that some demolition will have to take place so that the necessary inspections can be made. It is much easier to get the permit when the work is done.

Below is an application for a permit and a list of guide sheets for most projects, if your project is not listed please use the general guide sheet for a list of requirements that will need to be submitted along with the application before a permit can be issued.
